| 1. What is the price per square foot you charge to build a new home? |

This is by far the number one question we are asked. In the last several years or so, the majority of buyers and real estate professionals have used this number to determine a home's perceived value when comparing similarly sized properties. With so many variables involved, including but not limited to, lot price and location, style of home, materials used, amenities chosen by the buyer and many other factors, the average 2,500 square foot home price can vary tens of thousands of dollars.
Some builders advertise a low square footage price to attract potential clients to an initial meeting, only to have them be disappointed to find that the materials used and allowances given would not even meet our minimum standards. We simply won't conduct business in this manner. Our homes usually include most of the amenities some other builders consider upgrades or extras. Building trust begins with the very first handshake and we would prefer to have our clients know when we build their home they'll receive true value for their hard earned money by getting more than they expect...not less. |

| 2. How would you compare your pricing to other builders in the area? |

We are highly competitive when it comes to pricing and very efficient when it comes to saving you money without compromising quality. The single most important thing to remember when comparing bids from different builders is to compare materials used and any allowances given, apples for apples. When it comes to residential construction, most problems and misunderstandings arise from clients accepting the lowest bid on their project without looking closely at the details, only to later find themselves frustrated and disappointed with inferior materials and substandard workmanship. As most of us have experienced, sometimes paying just a little more for something would have actually saved you money in the long run. Ask a lot of questions and don't make a decision until you're satisfied with all the answers. We are very transparent when it comes to pricing. When we give you a bid you'll know everything it includes, right down to the hardware brand and style. |

| 3. What sizes and styles of homes do you build? |

We have built smaller traditional style homes in the 1500 square foot range up to over 6000 square foot European style in the custom luxury class and various sizes and styles in between. We look forward to and welcome any ideas you may have. |

| 5. Where do you build? |
 |
 |
We build primarily in the Treasure Valley, home to Idaho's beautiful capitol city of Boise and the surrounding areas. We've built homes in Boise, Meridian, Eagle, Star, Nampa and the mountain town of Cascade near the new Tamarack Resort. |

| 6. Is now a good time to build? |
 |
 |
Assuming you've made the financial decision, there could not be a better time. 2008-2009 has been without a doubt a strong buyers market. During these times you generally find labor and material costs at multi-year lows, historically low interest rates, buyer's incentives and lower lot prices with premium lots available. Also, new home inventory is usually very limited since builders are reluctant to speculate and replace model homes when they sell. Reduced inventory of new homes means fewer choices for the discriminating buyer. Building with a reputable, established builder allows you to get the home you want, the amenities you want, building on the lot you want and paying the price you want. Since a home is usually the largest purchase most people commit to, it only makes sense to get exactly what you want to pay for. Once prices begin to rise again as they always have, most of these great opportunities will slowly begin to disappear and the results of your decision will be very clear. |

| 7. Should I remodel my existing home or build a new one? |

Building and remodeling both have their own benefits. One of the most important factors when considering remodeling is how much money to spend on the project, and will you get that money back out of the property when you want to sell. Spending money in the right places is not only important for your enjoyment of the home while living there, but should also be considered for attracting buyers when the time comes. These areas are generally where you spend the most time, kitchens and bathrooms being favorites. Also, you must be careful not to overbuild by having your home be larger and more expensive than any others in the neighborhood. We can assist you in this evaluation by having one our professional real estate partners perform a CMA (Comparative Market Analysis) on what your remodeled home, after completion, will be worth in current market conditions compared to others in the surrounding area. If these factors aren't an issue and you plan on staying in the home for an extended period of time, your decision will be a much easier one.
